Glad to hear that you and the LW doing well.
Been busy with work getting close to retirement. My realtor wife is actively looking for a model railroaders dream house - large basement (walkout?) with a ranch house on top and open space behind. Might take a while.

"large basement (walkout/)"...hmmm, she must be tired of you tramping ballast and sawdust all over her kitchen floor every time you come upstairs, lol.

Good luck with the house hunt and run-up to retirement. I pulled it off two years ago and it's been busy.

The walkout basement allows new investment in locomotives and rolling stock to be added to the railroad empire without having to go past the chief railroad inspector. Less neighbors is also nice
