There is a sign on the "bench(?)" by the right-most lower window, can you enlarge it so that it can be read? Maybe it says something like "OPENING SOON" or "DO NOT SIT HERE".

Top 1/2 - 2 lines looks like "Washington Hotel" - can't make out the lower 1/2

That does seem rather odd.
I would think at least one smarty pants would sneak in.
Today we would just say it was photo-shopped but probably not then.
There does seem to be a trolley line down the middle of the street.

Apparently it was demolished about 15-16 years ago.......

That's too bad. Probably easier to tear it down and build a new building than to modernize a beautiful building from the past.

I managed to find some information that implied that there were serious asbestos issues.............and that tearing it down was itself non-trivial.

Wow, so nice, in so many ways: the little gate between two of the buildings; the canopy over the sidewalk, the elevated entrance to the hotel; shutters; saplings; vertical posts (for tying-up horses?) at curbside; wonderful roof's edge fretwork; sloped doors to the cellar entrance; the appearance of shorter, more residential-looking buildings immediately next to the hotel.

That it is - looks like there's also some sort of railing above that alley way between the hotel and the PO. Balcony or connecting walkway?

I must say, looking at Rufus' wonderful photos, that I almost regret abandoning TOC modeling in HO when I switched to O scale and humongous locomotives.

Ok, I'll admit it
, I have not ever heard the acronym "TOC" used before applied
to model RRing. What, pray tell, might that be? Terrain-Oriented Contouring???

Our secret code word. Modeling railroading before the Turn Of the Century (20th, that is).
